Mold Growth Due to Slab Leaks

When water damages go unnoticed in a home for any length of time, they can quickly lead to the growth of mold and mildew.  These microbial growths are not only a hazard to the structural integrity of the building, but also to the health of everyone inside.

Slab leaks are a common source of unnoticed water damages.  These leaks occur when the water or sewer lines underneath the foundation of a property leak.  Because the leak is occurring beneath the slab, it may go undetected for an extended period of time, and even a small leak can cause extensive mold growth under the right conditions.  Some tell-tale signs of slab leaks and resulting mold growth are:

  • Changes in water pressure
  • Higher than normal water bills
  • Musty, damp smells or sewage smells from an unknown source
  • Stained or buckling drywall, baseboards, and flooring

Moisture testing with a moisture meter and thermal imaging can both help verify the presence of a slab leak.  Likewise, surface mold testing and air quality tests will help verify the presence of any mold growth caused by the leak.
